Canyon Oaks has three parts - Canyon Oaks I, Canyon Oaks II Phase I, and Canyon Oaks II Phase II. These are defined in the Plats. The three main Plats documents can be found here:

Canyon Oaks has CC&Rs, which contain some minimal rules regarding new structures and modifications to existing structures. They can be found here:

Article Two establishes an Architectural Committee. Approval of plans from this committee is required in order for new structures and modifications to be in compliance with the Covenants. For help navigating these rules, please consult the checklist prepared by the Architectural Committee:

Article Six establishes that enforcement of the Covenants is left to the homeowners themselves, via the courts.

Canyon Oaks has a voluntary HOA. The HOA uses the voluntary dues (currently $225 per year) to maintain the entrances and throw various neighborhood events throughout the year. As noted above, the voluntary HOA has no role in enforcing the Covenants. Enforcement is left to homeowners, per Article Six.
